This book is written primarily for BC Landlords although may also provide suggestions and support for landlords in other areas as well.
The purpose is to assist and support all landlords who may be facing the frustration of navigating the BC Residential Tenancy Branch.
This book is not “legal advice†in any way shape or form. Rather I share my views and opinions based on my own personal experience of having to go through the “system’ while being forced to shoulder the expense housing a non-paying bad tenant.
I also share my own story of my experience with a nightmare tenant just to prove how easy it is to ‘trust’ and mean well, then have it come back to bite you where it hurts.
Being a landlord is not for the weak of heart. The best way to avoid catastrophe is to become very familiar with BC Rental Laws (or rental laws in your area) and be sure to do everything by the book.
If you are faced with the nightmare of having to legal evict a tenant, you will soon find that the Residential Tenancy Act in BC has more loopholes than a knitted scarf and is in my personal opinion written with the scales tipped heavily in favour of the tenant.
While the BC Residential Branch would adversely oppose my last statement, the fact is it does not take a rocket scientist to form the same conclusion.
There are definite safe guards you can put in place right at the get go… well before you hand over the key to any new tenant or create a tenancy situation of any kind.
In this book I share in depth suggestions and steps to take… such as ideas to include on your BC Tenancy Agreement and other food for thought to avoid the pandemonium that can be caused by jumping into something without due diligence.

This book is not for bad landlords with good tenants!
I would like to make it very clear that I am well aware there are many responsible, awesome and honest tenants. I am also aware there are many disrespectful, unscrupulous, unfair and dishonest landlords. This book is not meant to hurt the feelings of the innocent.
It’s more to share the lunacy that good landlords have to go through and ways to get through both the waiting game and the processes imposed by the Residential Tenancy Branch when evicting a tenant (who deserves to be evicted).
There is a lot of help available online these days all geared towards protecting the bad tenant. I feel it’s high time there were more resources to help the good landlord… such as a Bad Tenant List… or Bad Tenant Database.
Its unfortunate such a system is needed… but it is. I have learned first hand there are an insane number of bad tenants who basically have the system down-pat and will milk it for all it’s worth; many stop paying rent knowing the landlord will be faced with having to go through a web of red tape including an arbitration which will buy them often a minimum of two the three months FREE rent.
What’s worse is while the bad tenant is milking the system on the landlords dime, the landlord is forced to grin and bear it, shoulder the expense of providing ‘essential servicing’ and then pay court fees and bailiffs fees to legally evict tenants.
What’s even more mind boggling is many of these ‘professional tenants’ play this game over, and over and over again. In other words, they end up paying a couple of months rent… per year… then get the rest FREE of charge because, the truth is, our system allows it. It’s ludicrous.
In any event, having been through the system, I know how frustrating and lob-sided this is and I feel this book might provide the help and support I wish I had when going through the challenges of evicting a tenant through the residential tenancy branch myself.
I’m also hoping to empower landlords to band together to rally the government to even out the playing field so the ‘leaches’ of the world will get a taste of their own medicine.
