From the supplier: The growing number of Americans purchasing a second housing unit is turning second-home management into a full-time profession. As of 1990, figures from the Census Bureau show that nearly seven million Americans own a second home. While many buy second houses as investments, an increasing number of people do so to have vacation homes. As a result of this trend, vacation rentals are proving to be a profitable business for many real estate management firms. A 1994 Vacation Rental Managers Assn. survey reveals that the income of the association's members from short-term rentals rose by 10%, while that from long-term rentals and vacation property sales increased by 13%. To compete in the lucrative vacation rental business, property managers must make some changes to attract the new mix of renters. They should computerize many of their operations such as accounting and reservation, empower receptionists, and equip front-end personnel with pagers and cellular phones.
