Tax Deeds: With a Tax Deed sale you are purchasing the property each and every time. There is no waiting period, you simply go in and buy the property outright for what was owed in taxes! Now, NO county is going to sell a property that is one year behind in taxes, so buying in a Tax Deed state usually means you are paying multiple years (usually 2-3) of back taxes to buy the property. Still an awesome deal if you’re buying a 100k home for 4k but not as cheap as a Tax Lien Certificate state to get started with.
