From the supplier: There is renewed interest in real estate investment trusts (REITs) among investors who plan to use these shareholder-owned entities to take advantage of the upturn in the real estate industry. REITS are attractive to investors because their offer yields higher than certificates of deposit and Treasury bills, and are relatively liquid. They come in many forms, including umbrella partnership REITS, MegaREITs and 'roll-up' REITs. However, REITs also entail several pitfalls that prospective investors should look out for, such as their inflexibility and the requirement for REITs to pay out 95%, at the mimimum, of the untaxed earnings to their shareholders. To minimize risks, investors should avoid REITs leverage over 50% to 60%, those with individual managers and those that manage a wide variety of property types at various locations. Instead, investors should seek REITs with strong management and those with tenants who have longer-term leases.
