From the supplier: Onsite real property managers can experience many difficulties in maintaining compliance on housing properties under the government's low income housing tax credit (LIHTC) program. Compliance from the perspective of these managers boils down to whether their resident files will pass auditor review. Resident files, therefore, are the most significant part in determining a property's tax credits. These files must clearly have the supporting documentation to prove that residents are eligible under the LIHTC program or the property can lose its valuable tax credit status. Real estate managers of housing credit properties must therefore need to thoroughly train their onsite staff on LIHTC program guidelines, provide them with the necessary tools such as a good form system and furnish them with personal support and guidance.
